Zehnder Group UK Limited are a major international manufacturer, distributor and retailer of innovative heating (Bisque), air cooling and ventilation products (Greenwoods) based in Camberley, Surrey with retail outlets in Bath and London and manufacturing in Lenham, Kent. Hellier Langston were appointed as their UK property advisors in 2009.
With the growth in the UK business an expansion strategy was agreed in 2013 to increase the size of the Camberley operation to over 50,000 sq. ft. of warehousing, offices R & D and showrooms and we were instructed to undertake market research for alternative premise which included total relocation and new build operations.
During the process we became aware that the adjoining property at Watchmoor Park was available which offered the ideal expansion space with far less disruption than would have been caused by a total relocation. Fortunately Legal and General were the landlords of both buildings and a restructuring of the lease was agreed with a 10 year commitment at a commencing rent of £520,000 per annum.
Although the adjoining property was ideal there was a need for a major re-fit programme of circa £400,000 which is being co-ordinated by the building consultancy division of Hellier Langston.
The project will be completed by early Summer 2015.
