As part of a wider development strategy for the Broadmarsh area in Havant, a 4.05 hectare (10 acres) brownfield site at Harts Farm Way has been sold by the South East England Development Agency (SEEDA) to a client of Dwyer Asset Management plc.
With extensive experience of building residential and business accommodation, Dwyer plan to create a new business complex covering 16,500 sq. m (177,500 sq ft). and comprising seven separate office and industrial units. The site is in a prime location with excellent links to the A3 and M27, and is situated in the Broadmarsh Industrial Estate, an area that has seen considerable investment over the past five years from the public and private sector. Dwyer’s client will start on site as soon as possible and are committed to speculative development.
SEEDA’s Development Projects Director, Peter Cusdin commented: “The acquisition of this site is the latest investment by SEEDA in assisting the regeneration of the Broadmarsh area. We have secured a number of sites throughout Havant and worked closely with developers to create schemes that bring optimum value to new and existing businesses. We are confident that Dwyer will produce a development of the highest quality – one which will enhance the local economy and provide much needed business accommodation for the area.”
Dwyer’s Development Director, Joe Godfrey said: “We are very excited about the Harts Farm Way site, which is the newest acquisition in our extensive portfolio. We share SEEDA’s vision of creating a thriving business location at Havant and are looking to continue our investment in the area.
There has been no speculative development of larger units catering for occupiers for some time and we will be providing high quality bespoke units from 15,000 sq. ft. upwards. This is our second recent investment in Havant and we are looking to build on the success of the first scheme”.
Development proposals are being finalised and work is expected to begin on site by the end of the year, with the scheme being operational by the end of 2007.
Hellier Langston acted on behalf of SEEDA in the marketing and sale of the site and have been retained by the developers as selling/letting agents for the proposed scheme.
