Hellier Langston Southampton acting on behalf of private owners have sold Unit 1 Gore Road Industrial Estate New Milton to Forelle Estates Limited with a simultaneous letting to Screwfix Direct Limited. Colliers acted for Screwfix.
The site comprised a self contained warehouse of 819 sq m (8,818 sq ft) and yard area in need of refurbishment. After refurbishment Screwfix took a new 10 year lease with a 5 year break.
Matthew Poplett Director at Hellier Langston said "We had a number of interested parties in this unit however to generate best value we created an investment by sourcing a high profile tenant for the premises. Our clients, as owner occupiers didn’t want to refurbish the unit themselves and an investor/ developer was therefore sought. Forelle Estates were keen to take on the project and had the depth of experience to deliver the project on terms that maximised value for all concerned."
