Hellier Langston and LSH have now secured three more potential occupiers for Glenmore Business Park in Holbury.

The level of interest in the scheme throughout January and February has been strong, and these lettings or sales will take the total number of occupied units to 12. With 50% of the units now taken, interested parties should book a viewing soon to avoid disappointment.

Hellier Langston and LSH partnered with Glenmore Group to market the 24 self-contained commercial/industrial/warehouse units on Lime Kiln Lane, Holbury, Southampton and it's impressive that just after six months from practical completion, half of the units will have tenants or owners in place.

The development is giving both new and established businesses the chance to set down roots in a popular and established commercial area, bursting with opportunity.

The units, which form Glenmore Business Park in the Fawley area of Southampton, range in size from 990 - 2,059 sq ft. The Park comprises four blocks of varying sizes, with each unit spread over two floors. The upper floor space is suitable for office fit-out subject to necessary consents.

The units are available to buy or let to suit individual business’ requirements. Although the units are set sizes, there is flexibility in that multiple units could be combined to form larger spaces if desired. All units benefit from allocated parking and a landscaped setting.

Originally granted B1, B2 and B8 consent, with the creation of the new E use class, the units are now suitable for storage, distribution, light assembly, manufacturing, high-tech engineering or retail, restaurant, gym or clinic / day centre use.

The site is well served by local roads and has good access to the M27 and wider UK motorway network. It is within easy reach of Southampton city centre, Fawley oil refinery and Southampton Docks.

The units offer a range of benefits to clients including 6m internal eaves height, 15 kN/m² ground floor loading capacity, sectional roller shutter loading doors, high quality trapezoidal cladding systems to roofs and walls and 10% daylight roof panels. They will all operate on mains gas, three-phase electricity and fibre-optic telecoms.

Glenmore Holdings is the owner and developer.  The units still available are 3, 9, 10, 12, 15-19, 22, 23 and 25; please see the brochure for further details of unit sizes and pricing. Units are available freehold or by way of a full repairing and insuring lease - further details available on application.

Lambert Smith Hampton (LSH) is joint agent with Hellier Langston on Glenmore Business Park.

Matthew Poplett, Director of Industrial, Warehouse and Logistics Agency and Investment at Hellier Langston said:

“The development is now complete and looking great. With 12 units now let, sold or under offer, the units are filling up and the tenants now occupying their premises have settled in well. The prime location and excellent facilities mean the remaining units will be popular with businesses wanting to base themselves in the Southampton area, so get in touch soon to come and take a look.”
