Industrial & Warehouse Update

The start of 2015 has been very busy with new enquiries for industrial and warehouse premises along the South Coast. The lack of new development means stock levels continue to diminish and the pipeline for new build is at least 6 to 9 months away. The first of these schemes to come out the ground will be the final phase at Kites Croft. AVIVA in conjunction with Marrick will build two speculative units of 30,000 sq ft and 10,000 sq ft in Segensworth. These will be available to occupiers in November 2015.

With the lack of new build product good quality second hand units remain the only choice for the majority of occupiers. Hellier Langston have been instructed on four such buildings in the last couple of months.

The rent for good quality second hand stock is now at £7.50 - £7.75 sq ft a £1 sq ft higher than 12 months ago. We expect new record rents to be set on the South Coast when the speculative new builds come on stream at £8.50 sq ft  through 2015 and 2016.
