St Andrew's court, Portsmouth
We were instructed by the University of Portsmouth to acquire the former Land Registry office building known as St Andrew’s Court in the city centre and close to many existing University buildings.
What We Achieved
The freehold of this landmark building was acquired at a figure considerably below the original quoting price and below the cost of constructing a similar facility without taking into account the land cost.
What We Did
The building had been identified by the University as being suitable and we were instructed to enter into negotiations with the Land Registry’s agents and secure the acquisition of the freehold on the best terms. Due to the sensitive nature of the Land Registry’s decision to vacate negotiations and inspections had to be dealt with in a sensitive and confidential basis.
Local knowledge was essential as this was the largest freehold office building to come to the market in many years and therefore our expertise and activity in the office market enabled us to have the leasehold and freehold evidence and value the property with confidence.

Project
St Andrew’s Court was built in the late 1980s and is a landmark building of approximately 70,000 sq. ft. arranged over 4 floors with 146 parking spaces.
The building was required as part of the University’s continued expansion for administrative and academic use.
In addition we were instructed to provide a structural survey of the building with recommendations as to the required remedial works.
This required in-depth investigations and the obtaining of specialist consultants’ reports.
