Rating Appeal – Warings
Hellier Langston provide advice to landlords and tenants on their liabilities and potential savings for business rates. This includes negotiating directly with the Valuation Office Agency as well as taking contentious cases to tribunal.
Project
Hellier Langston were appointed by Warings Contractors to consider appealing their 2010 Rating Revaluation on their facility in Trafalgar Wharf, Portsmouth. After a measured survey and research into achievable rental values as at 1 April 2008 it was felt that given the nature of the building an appeal to challenge the rates was appropriate.
What we did
Arguments were not only based on achievable rental values as at the antecedent rental date but also the layout of the building and the relatively poor access, which had not been taken into consideration by the Valuation Office Agency.
What we achieved
Hellier Langston were able to achieve a substantial reduction in the rateable value prior to the case going to Tribunal.
