High quality, refurbished office accommodation to let in Portsmouth

Hellier Langston is offering high-quality, recently refurbished office accommodation for let in the Northarbour area of Portsmouth. The first floor of Bay House in Compass Road is available now and can accommodate up to 70 office workers within its 5,518 sq ft.
The owner selected Hellier Langston to deal with re-leasing the property when the previous tenant’s lease came to an end. The space was occupied by a bank since its construction, which meant that many changes had been made to the space to suit their occupational requirements. At the end of a lease, the tenant is responsible for keeping the premises in repair and reinstating the property back to the original layout. This work was not completed by the exiting tenant.
The landlords enlisted the help of Hellier Langston’s Building Surveyor Kerry Sutherland, instructing her to deal with the dilapidations negotiations and managing the comprehensive refurbishment of the space.
Kerry handled the dilapidations negotiations in their entirety, securing a great result for the landlord, which included a sum for the loss of rents during the transition and refurbishment period.
Once the settlement was finalised, works to refurbish the offices commenced, project-managed by Kerry. The refurbishment was completed in two months, producing excellent refurbished office accommodation.
The work involved stripping out the partitioning that had been erected, reconfiguring the electrics, installing new lighting, repairing the air conditioning, refurbishing the toilets and lift and redecorating and re-carpeting throughout.
The floor has a private entrance on the ground floor with stairs and lift up to the first floor. Although the space can accommodate up to 70 office workers, the landlord is prepared to consider splitting the offices into smaller suites.
The accommodation is located in close proximity J12 of the M27, giving excellent motorway access. As it is on the Northarbour Estate it has lots of amenities around such as restaurants, shops and a gym, a great attraction for the employees working at Bay House.
Kerry said: “It was a pleasure to work on this project. The dilapidation process involved a lot of negotiation, but we came out of it with an extremely good settlement for our client, which included an amount for loss of rent, which is rare these days. We’ve provided the owner with a professional, rounded service and are excited to be showing potential occupiers this amazing new space.”
