Rent Review

When conducting or advising a client on a rent review it is not only the relevant market evidence that needs to be carefully considered when determining how best to respond to a Rent Review Notice or the level of rent to be included within Trigger Notice. The lease and especially the rent review clause may also contain important wording not only establishing how the review should be conducted but how the property in question should be valued.

Lease Renewal

A lease renewal provides the opportunity for the Landlord and Tenant to renegotiate the terms of their contract, it is therefore imperative that advice is sought in plenty of time prior to expiry from a suitably qualified professional who fully understands the evidence and market dynamics as well as the legal obligations and pitfalls of various notices and timescales. Hellier Langston also provides advice on lease regears and restructures, which can help landlords and tenants reorganise their contractual obligations.
