Hard work and dedication ensures fast, successful sale for client

Hellier Langston has sold a commercial unit in Bishops Waltham for above the asking price and completed the entire process in just 86 days despite the challenges of the past six months.

Hellier Langston has gone above and beyond to provide an exceptional service to the client to ensure the best possible outcome for them - the best price and the best circumstance of sale. This has all been done quickly, efficiently and in keeping with additional safety procedures and social distancing to ensure the safety of staff and clients at all times.

Whilst the property was on the market, Hellier Langston carried out 49 viewings during three separate sessions and from those viewings, they secured 21 offers to purchase, six of which were over the asking price. This meant that the sellers were able to select the right buyers for them based on their circumstances to ensure a smooth sale.

The property attracted interest from investors, developers and owner occupiers, but the strong preference from the client - on our advice - was to sell the property on an unconditional basis. This advice was given as planning for residential would present additional challenges with little chance of success, especially given the current policies of Winchester City Council, who have restricted rural development.

Once the offer had been accepted, Hellier Langston got to work immediately, working hard to ensure each step of the process was carried out professionally and in a timely fashion so that the sale could be completed quickly.

The 4,296 sq ft property was marketed as a vehicle repair, servicing, hire and sales unit with internal storage and attracted a lot of attention from a range of interested parties. It sits on a 0.63 acre site and was offered with planning consent for a 3,767 sq ft rear extension.

The property, which is located on Botley Road, was sold freehold. It has a main road frontage, which is great for passing trade and a large concrete apron in front of the unit.

Hellier Langston sold the property on behalf of Grant Handling, who was extremely pleased with the efficient service they received. The successful buyer was Kamm Group, a Dorset-based civil engineering company.
